I recently took a class on how to properly price a home, which was conducted by a licensed Maryland appraiser. Here are some of the things he listed as "red flag" items that can negatively impact a property's value:
Style of house not typical for area, Poor curb appeal, Location near power lines, Located on or backs to a busy road, Steep driveway, Evidence of past or present water damage
Poor maintenace of property being appraised or neighboring houses
Close proximity to commercial property, Direct competition with new home construction, Over-improved or under-improved for neighborhood
Suspected structural problems
Number of bedrooms and locations not typical for area
